Did You Get A Building Permit?
Did you know that not getting a building permit when you make improvements to your home could affect your ability to sell your home?
Permits are required for improvements/repairs made to your home costing $5000 or more. However, if the work includes any of the following, the permit is required even if under $5000:
• The addition (including decks), repair, or replacement of load bearing structures;
• The addition or change in the design of a plumbing system;
• The addition, replacement or change in the design of a heating or air conditioning system;
• The addition, replacement or change in the design of an electrical system;
• The use of materials not permitted by the code; the addition of roofing, excluding replacement of like grade fire resistance material.
A lender can require proof of permits on any structure it is financing. As a homeowner, you would be responsible for hiring a structural engineer to certify the structure and could be charged double the permit fees on top of paying the engineer.
Any violation of the building set-back line (front, rear or side) could result in having to have the structure reduced to meet the set-back requirements or possibly removed.
Note: Set-back requirements could vary from street to street and corner lots have entirely different set-back rules.
